What a virtual tour costs

The price comes down to three things: how large the space is, how much stuff is in it, and how far I have to drive. The rest is detail.

Floor area decides most of it

Scanning happens point by point. Each point takes under twenty seconds, but a flat needs dozens and an office needs hundreds. More area means more points, more data and more processing.

• Up to 50 m²: €190
• 50–100 m²: €290
• 100–200 m²: €450
• Over 200 m²: quoted, because past that the layout matters more than the area

Those are full prices, not “from” prices. The whole price list is public, including what each price covers.

What pushes the price up

• A complicated layout: many small rooms, corners, stairs. More points per square metre.
• A full warehouse or an unfinished building site where the scanner has to be worked around the clutter.
• Travel outside Tallinn, €0.65/km return.
• Evening or weekend work, when the space is in use during the day.

What doesn't

• Lighting. The scanner doesn't care whether the sun is out or it's eight in the evening.
• The first year of hosting, which is included.
• Measurements and areas taken from the model. You can read them off the tour at no extra cost.
• Small fixes right after handover.

The hosting nobody mentions up front

A tour lives on a platform and the platform costs money every year. The first year is included; after that it's €89 a year per property. If the tour is for a sales listing, there probably isn't a second year. If it's on a shop or restaurant website, there is.

I say this in advance because some providers don't, and then the surprise arrives a year later. What that covers, including my right to end hosting on 30 days' notice and refund the unused part, is on the terms page.

Instead of photos, or as well as?

As well as. A tour doesn't replace a good lead photo on the listing, and a photo doesn't replace someone walking the space themselves. There's a longer piece on that here: a virtual tour or photos.
